Landlord Gas Safety Inspection
What's an Annual Gas Safety Inspection?
In the UK, it is a LEGAL REQUIREMENT for all landlords and owners of commercial property to ensure any gas appliances and fittings on their property are regularly serviced and maintained to a strict, legally-enforced standard.
A Gas Safety Certificate (often still called a CP12 in the trade) is only issued once all the gas appliances on a premises have been clearly demonstrated to be operating safely and efficiently. The Gas Safety Certificate will outline all the appliances and fittings tested during the inspection, and must be renewed every 12 months.
What's involved during the Inspection?
Only a Gas Safe registered engineer can carry out a Gas Safety Inspection and issue the legally accepted Gas Safety Certificate. Once you have contacted the appropriate engineer, they will visit your premises to conduct an inspection on all the gas appliances and fittings. The inspection will mainly involve the following actions:

Examining the physical condition of all relevant pipework and appliances, and observing if they are functioning correctly and effectively.

Checking that appliances are receiving a constant supply of air to ensure the gas is burning correctly.

Inspecting the physical condition of the flue and/or chimney, and checking that ventilation is occurring at the required level; with fumes escaping from the building interior appropriately.

Confirm that any installed safety devices are all operating correctly.

Declare any deficiencies or faults to the landlord, and record these failures on the Inspection Report.
What's recorded during the inspection?
As a legally-required minimum, the following items must be recorded during a Gas Safety Inspection:

The name and address of the landlord (or their agent where appropriate).

The address of the property where the inspection is being carried out.

The location and description of every appliance and flue checked during the inspection.

The name, registration number and signature of the engineer carrying out the inspection.

The date on which the inspection took place.

Any safety-related defect identified during the course of the inspection, and any remedial action required or taken to fix them.

A declaration by the engineer that the inspection has been carried-out according to the current national regulations and standards governing the industry.
